Additional Property Attributes

The property consists of a 0.134-acre lot with one 5,404 square foot two-story building built in 1938 and expanded at an unknown later date. The known historical use of the building was for commercial purposes on the ground floor and a single unit apartment on the top floor. In 2020, the parcel was acquired by the City of Missoula. Anticipated future use of the subject property is demolition of the building and redevelopment as part of the West Broadway Gateway Master Plan. The 2021 Phase II identified asbestos containing building materials, lead based paint, mercury containing components in the thermostat and PCB containing components in the light fixtures. Hazardous building materials were remediated in Oct/Nov 2022 and the building was safely removed afterwards. During deconstruction, a majority of building materials were salvaged and diverted from the landfill. The Site is currently cleared and leased to a automobile park and sell agency.
