Additional Property Attributes

The property consists of approximately 2.36 acres with a single 31,000 square feet mostly vacant structure. The northeast portion of the property is a mix of a gravel parking area grass lawns. The eastern portion consists of mainly a concrete parking area and operated an unloading area for the Freds. The southern portion of the property is a concrete drive for the former pharmacy drive-through The western portion of the property consists of an asphalt parking lot. The property is located in the downtown area of Belzoni, MS in an area of mixed commercial and residential.

In the rear of the onsite structure, a hydraulic lift is positioned near the rear bay doors. This lift was used for lifting pallet jacks into trucks for unloading of cargo and goods for the former stores. The interior of the building also houses a hydraulic press bailer once used for compacting cardboard boxes into bails, which were then wrapped and placed at the building's exterior. Noticeable concrete staining was located in the area of the bailer. Oil staining was observed near the hydraulic bailer. The hydraulic lift and hydraulic bailer on the property present the potential for a past release or a future release; therefore, the hydraulic equipment on the property represents a REC.
