Additional Property Attributes

The property is currently vacant but has historically housed several commercial businesses, including a restaurant, real estate office, jewelry store, bakery, antique store, and an auto parts store. The second floor above the commercial bays served as apartments. The structure has fallen into disrepair. The City of Tekamah and the Three Rivers Housing Development Corporation would like to develop a new retail/residential unit at this location that consists of retail units on ground level and residential units on the second floor. The Phase I Environmental Site Assessment did not identify any Recognized Environmental Conditions associated with the subject property. However, asbestos-containing material (ACM), lead-based paint (LBP), and mold spores were identified in several of the building materials comprising the structure. All ACM was removed by a licensed asbestos abatement contractor in February 2022 and the building was demolished shortly after. This property is ready for reuse.
