Additional Property Attributes

The site is currently vacant but historically served as an electrical supply building, a store, and a residential dwelling. Several historic auto repair shops and fuel stations with underground storage tanks were identified upgradient and within close proximity to the property. A Phase II Environmental Site Assessment is recommended to assess if underlying groundwater and soil vapors are impacting the property. Asbestos was identified in window caulking from the windows on the northeastern and western portion of the garage and in the paint booth. If future renovations will disturb the window caulking, all caulking should be properly removed and disposed of to prevent a release of asbestos fibers. Lead-based paint (LBP) was identified in white paint collected on the exterior of the building and from a metal truss in the attic. If future renovations will damage LBP surfaces, all LBP should be properly abated or encapsulated. Total fungi in one air sample collected from the garage appeared to be slightly elevated. Any leaks should be repaired and water damaged building materials replaced.
