Property Highlights

This is a 0.78-acre property located at the intersection of East 25th and Emporia Street in Aurora, Colorado. At the time of the assessments, the property was undeveloped with a vegetative cover consisting of grasses and weeds. The anticpated reuse of the property is development of low income housing units by Elevation Community Land Trust. In October 2021, Tetra Tech conducted a Phase I Environmental Site Assessment of the subject property. The ESA identified verbally reported disposal of ACM at the subject property. Even in the absence of documented evidence, it was determined that additional investigation was warranted. A Phase II investigation was conducted to verify the presence or absence of buried ACM at the subject property. No visible ACM or debris was observed and soil samples submitted for analysis did not indicate asbestos. No further action was recommended for the subject property. A second Phase I was completed given over a year had passed since the initial Phase I was completed. The Phase I completed in 2023 did not identify any RECs. Elevation Land Trust started redevelopment on the property July 2023.
