Additional Property Attributes

The property owner recently granted the property to Fergus County to be
transferred to the Hilger Volunteer Fire Department. The department plans to
use the site for training purposes or expansion of the current department.
The previous owner used it for storage of old vehicles, heavy equipment and
agricultural machinery. The 0.482-acre Site is an undeveloped parcel in Hilger, Montana within a rural mixed-use residential and commercial area. The Site was developed with a wagon shed and a possible residence from at least as early as 1916 to 1926. The Site appeared to be vacant land from at least as early as 1938 to approximately 1986. The Site has been used for storing vehicles, machinery, and equipment since at least as early as 1997, and an adjacent property to the southeast supported salvage operations since at least as early as 1978. The adjacent property to the northeast supported a fueling station from 1983 to 1986, and a Phase II ESA report in 2015 discussed impacts on that property's soil and groundwater. Installation of a vapor mitigation system is recommended as part of the structure foundation plans to address the C9-C12 aliphatics and benzene soil gas concentrations observed in the previous Phase II investigation. Arsenic concentrations in soils were considered to be within background (MDEQ BTV 22.5 mg/kg). Barium concentrations in soils were detected above the MDEQ RBSL(421 mg/kg). Resulting vadose zone travel times indicate that observed barium concentrations in the 0-to-2-foot bgs interval would take approximately 28,000 years to leach to groundwater assumed to be located at 10 feet bgs. Therefore, the likelihood that groundwater would be impacted by the barium soil concentrations observed is low. The Hilger VFD are planning on developing the Site for training space or expanding the current department facilities located on the adjacent property to the north of the Site. Site redevelopment plans could include construction of new buildings or infrastructure.
