Additional Property Attributes

The Site consists of two parcels of land, Platte County Parcels 710024752 and 710024766, at 4015 South 9th Street (also known as Lincoln Highway or U.S. Highway 30) in Columbus, Platte County, Nebraska. The Site is within the combined floodplain of the Loup River and Platte River, approximately 0.25 mile south of the Loup River and approximately 0.5 mile north of the Platte River. A flood-damaged vacant building encompassing approximately 11,300 square feet is at the Site and is largely vacant due to significant flooding in the area in 2019. A Phase I Environmental Site Assessment (ESA) was performed in March 2022 and identified the historical presence and components associated with historical operations of a service station and vehicle maintenance shop on the Site as a recognized environmental condition (REC) and floor drains, which appeared to discharge to a dry well on the Site, as a REC and vapor encroachment condition (VEC). An asbestos and lead-based paint survey was performed at the Site and resulted with no significant findings. A Phase II ESA was performed in October 2023 and identified contaminants exceeding screening levels in soil, groundwater, and soil gas. Arsenic concentrations in soil exceeded a screening level; however, these detections were below the average background concentration levels for Platte County, Nebraska. The following contaminants were identified in groundwater exceeding a screening level: aluminum, arsenic, chromium, cobalt, iron, lead, manganese, and vanadium. The following contaminants were identified in soil gas exceeding a screening level: 1,3-butadiene, tetrachloroethene, and trichloroethene. No other contaminants were identified exceeding any screening levels in soil, groundwater, or soil gas at the Site. If soil is to be disturbed during any redevelopment activities, a soil management plan may be necessary to protect on-site personnel.
