Additional Property Attributes

The 0.551-acre subject property is developed with one unoccupied two-story industrial building on the northern and eastern portions of the property. The southwest portion of the property is developed with an asphalt parking lot. The building was originally constructed circa 1972, and an addition was later added to the southern portion of the property circa 1982 (Colorado Department of Public Health and Environment [CDPHE] 2000; Environmental Data Resources [EDR] 2022a). The subject property was formally occupied by Accu-Tube Corporation, which reportedly manufactured stainless steel tubing for the medical device industry; Antec Corporation, another tube fabricator; and a wrought iron sign and door fabricator (Accu-Tube 2022; Tetra Tech 2022a). Accu-Tube occupied the subject property from 1982 through 2021, after being sold and moving to a larger facility (Tetra Tech 2022a). The first and second floor of the northwest corner of the building were utilized as office spaces and the northeast corner, along with the southeast portion of the building, was used as a manufacturing workspace, a breakroom, fumigation room, and storage.
