Additional Property Attributes

The property is comprised of vacant residential parcel. The property parcel are relatively flat, and slope gently to east. According to historical sources, Property parcels were undeveloped until approximately the early 1920s, when single-family residential development appeared in the area. From the 1930s to the 1970s, the Property parcels were occupied by two residential dwellings. Since approximately 1975, the Subject Property parcels have been vacant lots. Historical use of an adjoining property: an oil well and two storage tanks have been present on the residential lot adjacent to the south of the Property.

The City of Oklahoma City's Brownfield Program completed a Phase I on this property for OCURA and Brian Baker Homes in July of 2022. The City also paid for a Phase II ESA for this property in November of 2022. The specific dates and amounts of these Assessments are tied to their CA in ACRES.

Although petroleum impacts were found above ODEQ actionable levels, the levels were below the actionable limits for the Oklahoma Corporation Commission -- the regulatory authority for the oil and gas industry. Institutional controls are required because of the arsenic, which, while at typical background levels for this area, are higher than EPA drinking water limits.
