Additional Property Attributes

The properties are currently vacant but historically served as residential use. The properties are within the Omaha Lead Superfund site. According to the Omaha Lead Registry, some of the parcels have already been remediated for lead, but one parcel has not yet been analyzed. Another parcel contained elevated lead concentrations in the approximate drip zone of the former residence. It is unclear if further analysis or soil remediation has occurred on this property. Several historical dry cleaners and auto repair shops were identified within close proximity to the subject properties and pose recognized environmental conditions and vapor encroachment concerns to the subject properties. A Phase II Environmental Site Assessment was completed to determine if the off-site properties have impacted the underlying groundwater and soil gas on the properties and to assess lead concentrations in unaddressed soils. The Phase II ESA included collection of five 5-point composite soil samples and 10 exterior soil gas samples. Groundwater was not encountered on the property. Arsenic was detected in all composite soil samples at concentrations exceeding the residential NDEE Voluntary Cleanup Program (VCP) Remediation Goal (RG); however, all concentrations were within established natural background concentrations for eastern Omaha. All other concentrations of detected metals, including lead, were below the residential NDEE VCP RGs. Naphthalene was detected in three of the 10 soil gas samples and chloroform was detected in one of the 10 soil gas samples at concentrations exceeding the residential NDEE VCP RGs. All other volatile organic compounds detected in soil gas were below residential VCP RGs. Future use of the property involves development of multi-family residential units. Installment of vapor barriers or a vapor intrusion mitigation system is recommended for any future structures.
