Additional Property Attributes

The subject property includes approximately 0.683 acres split between two parcels, bound to the west by Jackson Street and to the north by Mouton Avenue. The subject property currently includes a former service station. Improvements to the subject property include paved parking areas to the west and south and a canopy to the west of the main building. The main structure is separated into five distinct areas including a business office near the southwest corner, two vehicle repair bays along the western portion of the building, storage areas near the center of the building, and a secondary building at the southeastern corner. The oldest available record of the subject property dates back to the 1940 topographic map that illustrates the subject property without any structures. The 1949 aerial photograph includes a residence near the southwestern corner of the subject property. The subject property was redeveloped between 1949 and 1956 as a bulk petroleum storage facility with a filling station along the northern portion, oil storage warehouse along the eastern boundary, and bulk fuel aboveground storage tanks (ASTs) with a canopy on the southern portion. The Monroe 66 Oil Company sold the subject property to Mr. Green in 1987 to become the Monroe 66 Service Station. Monroe 66 Service station included vehicle fueling until 2004 and vehicle repairs, vehicle painting, and vehicle washing until the 2019. The subject property has remained vacant since 2019 with the exception of personal storage. The adjoining properties during site reconnaissance include Twin City Wrecker to the north, a vacant lot to the east, residences and food stand to the south, Emily P. Robinson Community Center to the west, and a vacant lot to the northwest. The current owner of the property is Ms. Ernestine Green.
