Additional Property Attributes

The subject property is a 4.09-acre, square-shaped parcel that is improved with a vacant/condemned hospital. Prior to between 1944 and 1949, the subject property was undeveloped land. In a 1949 historical document reviewed, a large structure (current structure) is located in the center of the property, extending to the south and west. The undeveloped portion of the property to the north and east is covered with grass. An interview with the current owner's representative confirms that the hospital building was originally constructed circa 1949, and hospital operations continued on the subject property until circa 1975. The former hospital was reportedly heated through the use of steam boilers. The current owner's representative also stated that a catfish research specialist occupied the former hospital laboratory from approximately 1976 until 1988. A 2005 aerial image depicts the beginning of the subject property's fall into disrepair. Today the on-site hospital structure is nearly indiscernible due to dense vegetation.

This assessment has revealed the following recognized environmental conditions (REC), controlled recognized environmental conditions (CREC), and/or significant data gaps (SDG) in connection with the subject property:

* Former Boiler Operations. The former hospital on the subject property was reportedly heated through the use of natural gas boilers. During site reconnaissance, the former boiler room was observed to have an apparent drain and an unidentified drum. The current state of the structure did not allow for unimpeded access to the boiler room therefore, it is unknown if the drum is empty or what it may or may have contained. Therefore, based on this possibility, the observed storage of a drum (potentially containing petroleum products or hazardous substances), and the preferential pathway (a drain) potentially to the surrounding soils, the former boiler room operations are considered to represent a REC.
