Additional Property Attributes

The subject property consists of an approximately 1-acre parcel. The owner of the property is the Pecos Independent School District. The property is developed with two main structures located on the north side of the property, an old schoolhouse building, and a double portable classroom building. The schoolhouse building has two restrooms and a kitchen. The building was constructed over a crawlspace. The crawlspace was not accessed during the site visit. Additionally, a small storage shed and a portable water tank house building are located on the property. The property is bordered on the east side of County Road B51A. The schoolhouse building is believed to have been constructed in approximately 1937. The schoolhouse building was used as a school until the 1960s when it became vacant. The schoolhouse building was renovated and used as a senior center from 2000 to 2010, but then became vacant again. The portable classroom building is currently used by the New Mexico East Pecos Water Association for board meetings.

The Phase I ESA found the following: No RECs, historical RECs (HRECs), or controlled RECs (CRECs) were identified in connection with the property. No de minimis conditions were noted based on current property use and/or surrounding property uses. No significant data gaps were identified.

Although not considered an REC, the following business environmental risk considerations were noted as part of this ESA: Based on the construction date of the building, ACM and LBP may be present. The area to the west of the subject property is located within a flood hazard zone. The subject property is located within a Zone 1 radon area.
