Additional Property Attributes

The property hosted a former hand printing shop from approximately 1900-1903. Additionally, several printing shops, drycleaners, paint shops, and automotive facilities were identified on historical documents as being near the subject property prior to the implementation of environmental regulations. A Phase II Environmental Site Assessment is recommended at the property to assess if the aforementioned recognized environmental conditions have impacted the underlying soil, soil gas, and/or groundwater. Several building materials tested positive for lead-based paint and asbestos. Lead-based paint in poor condition or that may be impacted by future renovations should be properly abated or encapsulated prior to any renovation work. All regulated asbestos-containing building materials should be properly abated prior to any renovation work. A mold survey indicated the presence of airborne mold spores within the building. Prior to reoccupation of the structure, all leaks should be addressed and the heating, ventilation, and air conditioning (HVAC) system should be thoroughly cleaned. Any building materials containing mold growth should be professionally cleaned or discarded and replaced.
