Additional Property Attributes

The 0.21-acre subject property consists of one parcel developed with one residential building. The building, constructed in 1903, is an approximately 1,098-square-foot single-story house with a cellar. The subject property has historically been developed as a residential property since at least 1903. At the time of site reconnaissance, the subject property was occupied; however, the property is unoccupied as of April 27, 2022.
* Paramount Laundry - Based on the potential concern for unreported releases of chlorinated solvents, and the hydrologically cross-gradient and higher topographic the facility poses a REC and a VEC for the subject property.
* Econ-O-Wash Dry Cleaners -Based on the potential concern for unreported releases of chlorinated solvents and the hydrologically upgradient the facility poses a REC for the subject property.
* Former Poudre Valley Gas Plant - The facility is listed in the US Brownfield and the EDR MRP database for its former use as a gas plant. cleanup is necessary with no additional information. Based on the status of the facility and its hydrologically upgradient the facility poses a REC for the subject property. * Previous investigations (ATC Environmental Inc [ATC] 1995, Banyan Environmental [Banyan] 2022a) documented lead-based paint on the interior and exterior of the subject property building. The known presence of LBP is considered a BER.
* Given the age of the building, the subject property building may contain asbestos containing materials (ACM). The potential presence of ACM is considered a BER.
* Larimer County, Colorado is in EPA Radon Zone 1. The potential presence of elevated radon levels is considered a BER."
