Additional Property Attributes

The subject property consists of an approximately 0.07-acre portion of a 0.17-acre parcel and includes the south unit of a side-by-side residential triplex. Constructed in 1965, the residential triplex is a single-story house with a basement. The subject property is approximately 1,270- square-feet and is the first floor, south unit of the residential triplex. The adjoining north and basement unit (1016 Morgan Street 1018B Morgan Street) are not part of the subject property. The subject property has been in a mixed-use (residential, and commercial) area of Fort Collins since at least 1950s. Before this time, the surrounding properties consisted of residential and agricultural land (EDR 2022a). There is no evidence of a structure on the subject property until 1965. Since 1965, the subject property and adjoining properties to the south and north were redeveloped with the existing residential duplex buildings. At the time of site reconnaissance, the subject property was occupied; however, the property was unoccupied as of September 23, 2022.
