Additional Property Attributes

The subject property is a fenced open lot with no permanent structures. The subject property is within an industrial/commercial area. It currently is used for storage of building materials, fleet vehicles, and storage trailers. The subject property is bounded north by Burlington Northern rail lines with 1st Avenue and a residential neighborhood beyond, east by a railroad spur with businesses beyond, south by Alaska Avenue with light industrial properties beyond, and west by Grant Street (unpaved) with a Colorado Department of Transportation maintenance facility beyond. M S Strong LLC currently owns the subject property, and it is used for equipment and materials storage.
According to the Phase I ESA report, the City of Longmont used the property as a landfill/dump. Review of aerial photos from 1949 and 1958 suggest dumping within a four-block area from S. Bowen Street (east) to a gravel pit (west), and from 1st Avenue (north) to Boston Street (south). Based on this description the dump may have covered 30 acres. A subsequent Phase II ESA involved installation and logging of six boreholes on the subject property to 15 feet below ground surface (bgs). Possible dump material (wood and glass) was observed in only one of the borings (B-2 at the west-central portion of the subject property) at a depth between 5 and 8 feet bgs.
The Phase II sampling approach was designed to determine whether contaminant levels exceed relevant and applicable standards and thus pose a threat to human health and the environment at the subject property, given its planned possible future use as a public event facility hosting outdoor sporting and cultural events.
