Additional Property Attributes

According to local knowledge, the building on site was built in 1955 and was owned by a Mr. Vanderheiden who was reportedly a gasoline distributor for other gas station owners in the area. A mechanic's shop operated at the facility in the 1960's and 1970's (exact dates unknown). It is unclear whether fuel was sold at the facility during this time. After the mechanic shop, the building was occupied in the 1970's by Modern Cleaners, which did not conduct dry-cleaning on site, but only received drop-offs of clothes to be taken to a cleaner. The building then operated as a tire shop (exact dates unknown). Fuel was not sold at the facility during the time it operated as a tire shop. Mr. Fletcher purchased the property in 2021. Mr. Fletcher has since turned the building into a youth sports injury prevention and rehab center that also offers physical therapy and health and wellness consultations. Mr. Fletcher is a successful Stilwell entrepreneur and a citizen of the Cherokee Nation. He plans on partnering with the Cherokee Nation to conduct youth diabetes prevention programs-once he can add on to the facility. However, Mr. Fletcher discovered the unregistered underground storage tank while preparing to add on to the west side of the building. He noticed cracks in the cinder blocks, dug down, and discovered the tank. Once the assessments are complete and the tank is taken care of properly, he can continue with his renovation plans.
