Additional Property Attributes

Approximately 8,240 square feet of asbestos-containing floor tile and approximately 3,770 square feet of asbestos-containing ceiling texture was identified on the Property. These materials need to be properly removed and disposed of prior to any building demolition or renovations that may disturb the materials. Lead-based paint was identified on the exterior soffit and interior door that provides entrance to the building. A Phase I Environmental Site Assessment (ESA) identified two, upgradient facilities with former leaking underground storage tanks. Contamination was allowed to remain in place at one facility, and the extent of contamination has not been completely defined at the other facility. A Phase II ESA was completed in the summer of 2023 to determine if the vapors from releases at the off-site facilities have impacted the subject property. The compound 1,3-butadiene was detected in two of the exterior soil gas samples above the residential Nebraska Department of Environment and Energy (NDEE) Voluntary Cleanup Program (VCP) Remediation Goals (RGs); however, the elevated 1,3-butadiene is likely a false positive attributable to the sampling method. No other compounds were detected in soil gas at concentrations exceeding an NDEE VCP RG. Benzene, ethylbenzene, and xylene (total) were detected at concentrations above residential NDEE VCP RGs in the indoor air. Concentrations of these compounds in the outdoor ambient air and collocated sub-slab soil gas samples were below the concentrations detected in indoor air, suggesting that the source of these compounds is within the building and not due to a release to the environment. Based on this information, no further investigation is recommended at this time.
