Additional Property Attributes

The subject property is located in a mixed-use neighborhood of Cut Bank, Montana. The
single parcel is part of a larger three-parcel building complex comprising Cut Bank Auto Body.
The property is generally flat with a slight southeast grade in the exterior concrete pad on the west side
of the building off Main Street. Surface cover of the subject property consists of a building, asphalt, and
concrete. The L-shaped building on the property is part of the larger, connected Cut Bank Auto Body
business and shop. According to cadastral records (Appendix A), the structure was built in 1954 and is
presently in good condition. The property is bound by the other two parcels comprising Cut Bank Auto
Body on both the southeast and northwest, an electric shop and residence to the north, a cabinet shop to
the east, and residences to the west. The subject property is currently in use as an auto body repair shop and service center.
