Additional Property Attributes

The subject property is currently a vacant lot that historically served as residential use between 1901 - 2012. Historical city directories indicated the adjoining property to the west served as a laundry facility in 1964. It is unclear whether or not drycleaning activities took place at the laundry facility. A Phase II Environmental Site Assessment was completed in the summer of 2023 to assess whether or not there may be a vapor intrusion concern to future occupants of the subject property. Hexachlorobutadiene and naphthalene were detected in one of six soil gas samples at a concentration exceeding the residential Nebraska Department of Environment and Energy (NDEE) Voluntary Cleanup Program (VCP) Remediation Goal (RG). Based on planned future use consisting of new residential units, installation ot a vapor barrier or mitigation system is recommended.
