Additional Property Attributes

Since 1940, the subject property building has historically served as mixed-use, with the commercial space being used for a newspaper company, radio broadcast company, and law firm. Between 1910 and 1930, the subject property building was used as a large commercial auto sales and repair facility. Additionally, subsurface investigations at two off-site facilities in close proximity to the subject property confirmed a release of petroleum hydrocarbons in underlying soil and groundwater. A Phase II Environmental Site Assessment is recommended to determine if the petroleum release and the historical use of the subject property as an auto repair facility have impacted the environmental integrity of the subject property. A lead-based paint (LBP) survey confirmed the presence of LBP in several locations throughout the subject property building. If future renovations may cause the LBP to become damaged, all LBP should be removed prior to commencement of any renovations. An asbestos survey was completed for the subject property owner in June 2022. Asbestos was positively identified in several building materials. All asbestos-containing materials should be be removed prior to any building renovation or demolition activities.
