Additional Property Attributes

The subject property hosted residences, a blacksmith, a tannery, and several church buildings from as early as 1890 until as late as 1962. The site is currently occupied by the Southside Terrace Garden Apartments complex, which was constructed as early as 1939 and holds 358 residential units. The Omaha Housing Authority plans to expand the complex to include 800-1,100 units with some commercial development on the first floor. A Phase I Environmental Site Assessment (ESA) identified multiple historical laundromats and dry cleaners, automotive repair shops, and fueling facilities within close proximity to the subject property. The Phase I ESA also identified a documented release from a heating oil underground storage tank at the subject property. A Phase II ESA is recommended prior to the redevelopment/expansion of the subject property to determine if the historical operations at the off-site facilities, historic release from the heating oil tank, and/or the historical blacksmith and tannery activities at the subject property have impacted the underlying soil, soil gas, and groundwater. An asbestos-containing materials (ACM) Survey was also completed concurrent with the Phase I ESA, and ACM was positively identified in several of the units. All ACM should be properly removed and disposed of before any demolition or renovations begin.
