Additional Property Attributes

Residential property with a 750 square foot single story residential home with full basement and a detached shed. The building was damaged in a fire. Significant solid waste is present in and around the home including used bio-medical supplies. The House and shed are planned to be demolished and a new home built at the site. A single Phase II Environmental Site Assessment was completed for this site under two sources of funding.
A walk through of the interior portion and an examination of the exterior of the structures and site were performed. A hazardous material survey quantified numerous white goods (inside and outside of the house and shed), fluorescent light bulbs, potentially mercury containing switches, 55-gallon drums, prescription bottles and syringes.
Soil was sampled for volatile organic compounds (VOC), semi-volatile organic compounds (SVOC), pesticides, herbicide, metals, or total petroleum hydrocarbon (TPH); no contaminants were detected at concentrations that exceeded the EPA Residential regional screening levels (RSL), with the exclusion of arsenic. Arsenic was detected above the EPA regional RSL in all soil samples. For a hypothetical residential exposure scenario, exposures to these concentrations are not expected to result in health risks exceeding EPA's target risk range and considered consistent with background levels for the western US.
An asbestos containing material (ACM) inspection was performed on the main floor and basement of the house and in the shed. Asbestos was detected in floor tiles throughout the house.
Lead based paint (LBP) screening was conducted. LBP was not detected.
