Additional Property Attributes

The Phase II included four parcels: 1440 W. Broadway, 1430 W. Broadway, 1418 W. Broadway, and 703 Byron Street. The Site is within a mixed-use commercial and residential area. Former use of 1440 W. Broadway was the former grizzly gas station that operated in the 1940s and 1950s. The 1430 W. Bradway property was an 8 unit motel and is now conversted into apartments. The property at 1418 W. Broadway has historically had mixed retail and is presently the site of a cannabis dispensary. 703 Byron Street has been and remains singlefamily residential. At the time of the assessment all properties were occupied. The property owner has a desire to sell the four parcels to a developer. Potential anticipated redevelopment could include resale and renovation of existing structures. Redevelopment could provide new retail opportunities with low income housing. The site is located in a major commercial corridor in Missoula.
The Phase II ESA identified asbestos containing buidlings materials, lead based paint and lead in soil above residential soil benchmarks.
