Additional Property Attributes

The subject property is located at 7525 East Hampden Avenue in Denver, Denver County, Colorado and is approximately 149,149 square foot, seven story, masonry structure that currently operates as a hotel. The subject property was developed in 1980 with the current existing commercial structure. Prior to the commercial development in 1980, the subject property was vacant land. The ULC plans to purchase the subject property in conjunction with Denver Mayoral Emergency Priority to provide shelter to unhoused persons. The property is in good condition.

From previous Phase II investigations completed on the subject property, there is evidence of groundwater contamination from leaking underground storage tanks (off-site sources) located upgradient of the property at The Corner Store - CO0011 site at 7045 East Hampden Avenue, Phillips 66 Gasoline located at 7285 East Hampden Ave, and the former Amoco located at 7190 East Hampden Ave. Additionally, it is unknown of the hotel building contains asbestos, lead paint, or other hazardous materials.
