Additional Property Attributes

The subject property was a former gas and service station (Poly Conoco) at the intersection of two major thoroughfares in a predominantly residential section of Billings. Surrounding uses include professional medical services to the north and east, high density residential to the east, single family residential to the north and south, and Rocky Mountain college to the northeast. The former Poly Conoco operated as a gas station and service station from the 1970s to the early 1990s. Following tenancy by the gas station, the property was purchased by the Morledge-Hampton family. The building is in good condition and the new owners wish to redevelop the site as a cafe.
