Additional Property Attributes

10800 Edes Ave ("Edes B") Project is a 28 home development located in Sobrante Park, Oakland on a 1.8 acre site. The 28 unit project provides homes for families with incomes between 60% of Average Median Income ("AMI") and 120% AMI, spanning the range of Very Low Income to Moderate Income per HUD. The project cost was approximately $9,300,000. The acquisition costs totaled $1,239,000, including $330,000 for environmental investigation and cleanup. Site Remediation occurred in 2007, construction started in 2008 and was completed in 2011 - it was a phased development. Former use: The site was used as a flower nursery for many years and then for building material salvage operations (brick salvaging operation). Habitat purchased the site from Evans Brothers Construction. The site is bounded on the east by EBH's "Edes A" 24 unit residential project site, on the southwest by Edes Avenue across which are additional residential properties, on the northwest by a light commercial furniture storage/assembly facility, and to the northeast at its narrowest frontage by the Southern Pacific Railroad right of way. Prior to development, the area had been experiencing a transition from heavy and light industrial to commercial and residential uses. The site is directly adjacent to EBH's 10900 Edes A Project (24 home development completed in 2008), and approximately � mile from the 40+ homes at East and West Court completed in 2001. Edes B allowed Habitat to continue to make the Sobrante Park neighborhood a major focus area for housing development and community revitalization. Upon completion, the combined projects added 52 new units of affordable housing to the Sobrante Park neighborhood.
