Additional Property Attributes

Former Use: The former Warren�s Sunoco Property is located within the limits of Union City, Ohio and was operated as a gasoline service station from 1944 through the mid-1990s. The Property was used as an auto detailing shop for a brief period following the mid-1990s, but otherwise has been vacant for approximately 12 years. The Union City Area Community Improvement Corporation purchased the Property in April 2006. Currently, the Property remains vacant, and with the exception of concrete supports for two former above-ground storage tanks, all surface and subsurface structures have been removed. The Property is level and surface water drainage appears to be towards the west or northwest. Surrounding land use includes residences to the north, east, and south and a vacant commercial lot to the west. The Union City municipal offices and police and fire departments are located to the northwest of the Property (across the intersection of Elm and Sycamore.) Hart Environmental Resources conducted an asbestos inspection of the Property in 2006. Asbestos-containing materials were not encountered. During January 2007 Cox�s Service Station Maintenance removed nine underground storage Tanks (USTs) from five tank excavations. The former USTs contained gasoline, kerosene, diesel fuel, and waste oil. The January 22, 2007 UST closure report was prepared by Encheck. Soil and/or ground water analytical results for BTEX, naphthalene, and TPH exceeded Bureau of Underground Storage Tank Regulations Soil Class 1 action levels.
