Additional Property Attributes

Assessment and sampling shows no ACM material. Assumptions are that it may be in roofing and basement concrete siding which were not sampled. Planned reuse is conversion into office spaces. Lead paint was found, but there is no requirement for removal; if removed, it must be appropriately characterized and disposed. Rennovation of property should proceed with no signficant environmental concerns.

Former Use: �Maxwell House,� a 3-story flophousecotaining about 19,600 S.F of floor space & partical basement. There are 34 apt. units and a small storefront office. Bldg was built in 1911 on a 7,000 sq.ft.site. SPM, LLC plans to cease operating the property as a flophouse and renovate the structure into office and commercial space. SPM, LLC purchased the property outright on July 3, 2008. An ASTM E1527-05 Phase I Environmental Site Assessment was completed on May 6, 2008.
