This Site is adjacent to the current Black River Middle/High School which presently uses one room as a cafeteria, gymnasium and auditorium. The Armory site is vacant and the Town of Ludlow is very interested in purchasing the property to be used as an educational/recreational community center since no such facility exists. Presently, the Town and VMD are in negotiations over the purchase price as well as some legal issues as to the validity of the deed and whether the property should revert back to the Town. In addition, the town would then need to vote on a bond which would pay for the redevelopment of the site into the envisioned educational/recreational facility which would provide additional jobs for summer camps, afterschool programs, educational workshops, etc.

Former Use: The Site has operated as a Vermont National Guard Armory since the late 1940s. Prior to an Armory, the Site was a family farm for two generations. The almost 2.9 acre site currently includes three buildings: Armory Building (1957), a Motor Vehicle Storage Building (1947) and a Cold Storage Building (~1980s). The Armory Buidling is served by municipal water and sewer and is heated with fuel oil. The other buildings do not have water or wastewater service and are not heated. The Site and buildings are in well-kept condition. However, the age and use of the Site present several Recognized Environmental Conditions that have the potential to impact the Site.
