Yes
Proprietary Controls Government Controls
An institutional control in the form of zoning or environmental covenant limiting site use to non-resident could provide risk based corrective action by reducing exposure to impacted soils. Arsenic is a common contaminant in the corridor based on the historic area use for fueling coal trains. Iowa has a natural high background concentration of arsenic in soils also.

Additional Property Attributes

The Marion Central Corridor Master Plan identified the site within Phase 3A of its redevelopment efforts. Specifically, the site is highlighted for future mixed-use development. A multi-purpose trail will connect the residential/office space to downtown Marion. As such, the pedestrian-oriented area will be a place where individuals can work, live, shop, and play.

Former Use: The property previously contained a railroad siding which ran traversely across the site from approximately 1905 to 1966. In addition, the property had an oil storage facility associated with the railroad in the 1920s. The property also included residential development from 1905 to 1966 and a parking area and a vacant lot from 1970 to 1986. Finally, the site contained commercial development from 1990 until the present. This includes a used automobile dealership and repair shop during the 2000s. The property currently contains a vacant single-story commercial structure.
