Additional Property Attributes

Former Use: The site consists of one parcel of approximately 2.0 acres. The current convenience store building contains 6,172 square feet of floor space, which is divided into retail areas, a kitchen, walk-in coolers, and two apartment units. Interior finish materials within this building include vinyl floor tiles, drywall walls, and suspended acoustical ceiling tiles. The entire building is on a poured concrete foundation. The current shed contains 384 square feet of floor space and is currently used for storage purposes. Paved areas are located south, east, and west of the convenience store building. The remainder of the property consists of gravel areas and groomed grass. Reasonably ascertainable records for the subject property extended back to at least 1952. Data failure occurred prior to that date, and from 1952 until 1975. However, PM did not identify any significant data gaps during the completion of this Phase I ESA. Standard and other historical sources and interviews were able to document that the southern and southeastern portions of the current convenience store building were constructed by at least 1952. An addition was constructed to the northern portion of the building in 1996. The current shed has been present since at least 1993 and has historically been used for storage purposes. PM was able to document that the subject property has been used as a convenience store and/or gasoline station since at least 1976. Based upon this information, and the layout of the original portion of the building, PM believes it is likely that the subject property has been used as a convenience store and/or gasoline station since initial development. Additionally, the northwestern portion of the convenience store building was recently renovated into residential apartments and is currently being used for residential purposes (future property use may be a mixture of residential/commercial).
