Private Auto Repair facility & vehicle storage. undeveloped portion of the property is unused. This is in a prime location for redevelopment in Hot Springs The Phase I Environmental Site Assessment idenfied three Recognized Environmental Conditions for the property: DEQ Release No. 1943 associated with USTs at the former on-site Chevrolet garage, DEQ Release No. 2526 associated with an on-site UST that may have contained waste oil, and DEQ Release No. 2927 (Spring Street Exxon) located immediately south of the property. The on-site DEQ Release No. 1943 was resolved/closed on March 8, 2010 and is no longer considered an environmental concern for the property.

Former Use: The property is located in central Hot Springs, Montana, a community of less than 1,000 residents. The two parcels total approximately �-acre, and are owned by Don and Lisa Theeler. The property consists predominantly of vacant, vegetated land with a slight slope to the north toward Hot Springs Creek. Land cover associated with undeveloped portions of the site consists of grasses, weeds, and several trees. One structure was observed on the site (a vehicle repair shop of approximately 2,400 square feet). The site is near a thermal bath hotel.
